The removal of a mortgage lien from a specific portion of the total collateral amount. In large housing developments, for example, the lender of the development loan has a lien on the entire project. However, as each new home or unit is purchased, the lender releases its Hen on that specific unit. The lender keeps its liens on all of the other units or parcels.
