To gain competitive advantage, some homebuilders and condo projects offer low interest and down payment incentives. Special finance packages ebb and flow, but you can often find something. Or, if you don't find what you need, negotiate your own special financing. "If you're hunting for a new home," writes real estate consultant Jim DeBoth, "negotiating a finance package should top your list of priorities."
When you talk buyer incentives with homebuilders, think beyond decorator allowances, landscaping, carpet grades, and lighting fixtures. Add these later. Rather than ask for top-of-the-line appliances or a built-in security system, negotiate a 3-2-1 buydown, a six-month moratorium on monthly payments, or even sweat equity (see Secret #53) to help offset your down payment. You can negotiate your best incentives from builders when mortgage market interest rates head up and/or the inventory of unsold new homes begins to pile up.
