How many times have you received a call from a consumer and they share with you that they are in a situation now with an ARM. They are wondering if there is anything you can do to help them out of this situation. They are potentially facing foreclosure and would like to keep their home. They have less than thirty days to come up with a realistic solutions.  Would you recommend they try and refinance their home or would you tell them to try and sell their home? As a mortgage broker or mortgage lender what would you suggest. I imagine they are in this situation because they did not really know all of their options before they chose the ARM. What can you do to help them and others that might come into your office in a panicked state?
